Cherry Chase — mid-century charm with Eichler pockets

Cherry Chase isn't a single Eichler tract — it's a 2,400-home mid-century neighborhood, one of Santa Clara County's largest, with clusters of atrium-model Eichlers (circa 1961) woven through it. Add a California Distinguished elementary school and one of Sunnyvale's most active neighborhood associations, and you have a perennial favorite.

History

A whole neighborhood built mid-century

Bounded roughly by El Camino Real, Fremont Avenue, Hollenbeck Avenue and Highway 85, Cherry Chase encompasses several 1950s–60s subdivisions — many by builders like American Housing Guild and Brown & Kaufmann — plus a few pockets of Eichler homes woven throughout. With over 2,400 homes from the mid-'50s to mid-'60s, it's one of the county's largest concentrations of mid-century ranch-style housing.

Eichler's contribution here was a handful of select tracts around 1961 — typically clusters of a few dozen atrium-model homes (often 4-bed / 2-bath) tucked among other contemporaneous ranches. They're easy to spot for their distinctive architecture, and over time the whole neighborhood developed a cohesive mid-century identity.

There's also a bit of Silicon Valley lore here: Steve Jobs met Steve Wozniak through the Homestead High crowd that this area feeds — their early friendship traces back to these streets.

Architecture

Eichler jewels amid a retro suburban postcard

Where Eichlers appear in Cherry Chase, they shine: the signature atrium entry — a modest, almost windowless facade opening onto a surprise central courtyard, open to the sky — before the living spaces. Sliding glass from the atrium and rear leads to gardens; the great room, open-beam ceilings and Philippine mahogany paneling are all classic Eichler.

Even the non-Eichler houses complement the vibe: ranch-style with big picture windows and simple horizontal lines. Sixty-plus years on, the neighborhood is shaded by towering camphor trees, pines and old fruit trees that predate the homes, arching over wide streets named for fruit — Mango, Lime, Kumquat. It reads like a mid-century time capsule, and residents keep it that way, whether by restoring original elements or remodeling sensitively.

Fierce competition, driven by schools and character

Top schools, central location and mid-century appeal make Cherry Chase one of Sunnyvale's most competitive markets — and Eichlers here carry a premium over similarly sized ranches.

  • Prices. Eichlers have been selling well into the $2 millions, often $2.5M–$3M+ by size and condition; even the common ranch houses push high-$1M to $2M.
  • Why it climbs. Families priced out of Mountain View or Los Altos find Cherry Chase a more attainable alternative with comparable school quality.
  • Turnover. Modest — many residents stay long-term for the schools. When Eichlers list, expect a flurry of interest from family buyers and mid-century enthusiasts alike, frequently with offers above asking.
  • The overlay. Single-story zoning in the Eichler sections protects privacy, sightlines and values by keeping two-story rebuilds out.
  • Intangibles. The neighborhood's reputation adds real value — buyers pay to be part of Cherry Chase, not just to own a house in it.
Lifestyle & community

Small-town spirit inside Silicon Valley

Cherry Chase runs an active neighborhood association — block parties and picnics in De Anza Park, holiday parades where kids and adults march through the streets, a neighborhood watch and a newsletter. It feels like a small town within the city: original 1950s homeowners mingle with young tech families, and there's genuine continuity and pride.

Weekday mornings, parents walk kids to Cherry Chase Elementary under a canopy of trees. Afternoons find residents gardening in Eichler courtyards or playing tennis at Mango Park. The fruit-street names are a fun local identity (“I live on Lime Avenue” is a conversation starter), and the Jobs–Wozniak connection is a point of neighborhood pride. Residents are vocal at City Hall about traffic calming, school safety and one-story character — which keeps the place well-tended and welcoming.

Buying in Cherry Chase

What to know before you offer

Cherry Chase gives you two things at once: an Eichler and a top elementary school, inside a genuinely engaged community. The catch is competition — be pre-approved, and be ready to write a strong, clean offer, often above asking.

Confirm the exact school assignment for a given address (Fremont vs. Homestead High) and whether the block sits in a single-story overlay. For an Eichler, budget for roof and radiant-heat due diligence.

Getting top dollar for your Eichler

You have two audiences — school-focused families and mid-century lovers — and an Eichler speaks to both. Market it explicitly as an Eichler, show the atrium and glass, and note the school and the neighborhood association.

Many Cherry Chase homes are lovingly kept time capsules; if yours is, price and market to the buyers who will preserve it. A review date for offers usually pays off here.
